“Paradise View” holiday complex is the eight project of Build Invest Group in Sozopol.
The residential part of the holiday complex consists of 3 apartment buildings with hotel-type facilities, which are designed for the maximum comfort of holidaymakers and guarantee high rental income for the owners.

Location
The development is located in the area of Budjaka, near the newly-opened Zora Holiday Complex, which is already in operation.
“Paradise View” is conveniently located with respect to the transport and communications; there are two roads passing by the northern and eastern boundaries of the plot leading to the beautiful sandy beaches of Harmani and Kavatsi respectively.
At less than 50 metres from the holiday complex, there are a number of little secluded coves with rocky beaches and crystal-clear water. The largest beach in the area - Harmani with its over 1 km long sandy stretch is at 1000 metres away.

Apartments
The total number of the apartments is 70, out of which:
48 one-bedroom apartments, consisting of : a hall, a living-room with a kitchenette, a bedroom, a bathroom with a toilet and a balcony (or veranda for ground floor apartments). The one-bedroom apartments have two main types of floor plans:
8 two-bedroom apartments, consisting of a hall, a living-room with a kitchenette, 2 bedrooms, 2 bathrooms with toilet and a balcony (or veranda for ground floor apartments). Half of the apartments have 2 balconies.
14 studios, consisting of a hall, a living room with a kitchen corner, a bathroom with a toilet and a balcony (or veranda)
The prices per square meter are between 790 – 990 euro including VAT and furnishing!
The owners shall receive their apartments fully completed and furnished.
All apartments have balconies with a panoramic view of the sea. Apartments located on the ground floor come with verandas. Owners of ground floor apartments have the benefit to acquire a full size veranda without extra cost (only part of the veranda area is included in the built up area of the apartment, the remaining area comes as a bonus to the buyer).
Our Special Offer: For those of our customers who have made a reservation by 15 October 2006, the developer shall guarantee 5 % rental return during the first year. What is more, the customers signing a contract on the conditions of the Special Offer are not to pay the cost for maintenance of the apartment during the period it is rented out.
Property and Rental Management:
The cost for the maintenance of the common property areas amounts to 7 euro per m², calculated on the total area of the apartment. It is payable in advance and on a yearly basis and includes:
• cleaning of the building and common property areas (staircases, corridors)
• maintenance and cleaning of the green areas around the buildings, the swimming pools and the children’s playground;
• all-year-round security service;
The expenses for the utilities and the insurance of the property are covered by the owner, who is to put a guarantee deposit of 450 euro, out of which amount the bills for electricity, water, cable TV are paid.
After the expiry of the special offer period, the rental and the consequent maintenance of the apartment are carried out for a commission of 20% from the rental income.
Sales Conditions
Reservations to buy an apartment
Customers could make a reservation to buy their chosen property by putting a deposit of 1000 ˆ (£750); the amount deposited is subtracted from the amount of the first payment. The customer then has a period of 21 days before he/she signs the preliminary contract and makes the first payment according to the chosen payment scheme.
Payment plans
In view of providing maximum convenience for our customers and flexibility in their planning of the investment, we offer two different advantageous payment plans:
PLAN À – Standard
15% - Upon signing the preliminary contract (up to 21 day after the reservation of the apartment)
25% - After completion of rough construction and roof (but not later than 15.05.2007)
30% - After completion of plasterwork and installations (but not later than 15.09.2007)
30% - Upon transfer of property ownership (but not later than 15.12.2007)
Plan À suggests a lower initial payment. The bulk of the amount has to be paid in the finalizing stages of the construction and upon the transfer of property ownership.
PLAN B – 5 % Discount
50% - Upon signing the preliminary contract (up to 21 day after the reservation of the apartment)
30% - After completion of rough construction and roof (but not later than 15.05.2007)
20% - Upon transfer of property ownership (but not later than 15.12.2007)
Plan B is aimed at investors seeking profit. The major payment in this plan is made upon signing the preliminary contract for sale and purchase.
Sozopol – a crossroad of ancient nations and cultures
Sozopol is situated at the southern end of Bourgas Bay, 34 km from Bourgas -the third largest Bulgarian city with an international airport. The journey from the airport takes less than 30 minutes.
Sozopol is regarded as the oldest and the most artistic town on the Black Sea Southern Coast because of its atmosphere and lifestyle. The town is divided into two parts called the New and the Old Town. The latter is picturesquely situated on a rocky peninsular.
Ancient Sozopol was founded in 610 B.C. as a Greek colony of the polis of Millets. A number of antiquity monuments dating from that period, which can be seen in the town’s archaeological museum, have been preserved to present day – ceramic amphorae, ancient anchors, coins.
The excavated ancient remains and those of the mediaeval Christian period in the central part of the Old Town are remarkable and worth visiting. This archaeological complex contains exhibits from several historical periods, the oldest of which date back to the time of the first inhabitants. The architectural wealth of Old Sozopol is the 46 traditional houses from the period of the Bulgarian Revival and the Christian chapels half-built in the ground.
In the vicinity of the town there are a few nature reserves and conservation areas. On the island of Saint Ivan tourists can see the ruins of St. Ioan Precursor Monastery built six centuries ago. In the sea off this island there is a unique underwater natural phenomenon known as the Stone Forest. No further than 10 km to the south of Sozopol are the nature reserves of Water Lilies and the Ropotamo River. The conservation area of Kolokita between Rayski Zaliv and the Kavatsite Campsite features a fascinating combination of picturesque scenery, cliffs, fiords and marine aquavatoria.
Sozopol has two passenger ports. Thanks to its southern location, the sunshine days here last from the beginning of May to October. Apart from the two large beaches – Southern and Northern, the fans of water sports, windsurfing and scuba diving can find excellent conditions for sport in the attractive secluded little beaches to the south.
Sozopol is a popular tourist destination, famous with the artistic community of Bulgaria, as well as the numerous foreign tourists who visit it. Every year at the beginning of September, the town hosts the Apolonia Arts Festival, which is undoubtedly the greatest event in the field of cultural tourism.
